Building Regulations

The prices above are for the planning application stage. Following a successful planning application, you will need to make a separate building regulations submission to begin work on your project. If you wish us to prepare an application for you we are pleased to offer this service. Our fees to prepare a full building regulations application are the same as the full package prices quoted above plus 25%.

Structural Calculations

As part of your building regulations application you will need full calculations for any structural works forming part of your project. We are pleased to be able to offer this service through our consultant engineer, with fees usually ranging from £150 - £500 depending on the size of your project.

How We Work

We try to operate under friendly, flexible terms to make your project as simple and stress-free as possible. Our basic terms below have been carefully considered and we hope they will give you confidence in us and help us to have a simple and friendly designer/client relationship for the duration of your project.

We offer a free initial consultation to help us get a feel for your proposed project and to enable you to discuss any ideas or concerns you may have. It will also help you decide whether you like us and feel comfortable working with us. Following the consultation, we will provide you with a detailed quotation of fees for the level of design/drawing works you require from us. Our quotation will be a guaranteed fixed price unless you decide to change the level of involvement or work you require. In this way you are assured of no hidden charges or surprises and can budget for your project more accurately. If you are happy with our quotation, a simple email or letter of acceptance will enable us to book up a survey and begin work on your project.

Our Terms of Business

1. We only ask for a small deposit of £100 as acceptance of our quotation. This is payable at the time of our measured survey.
2. We invoice the balance of the fees when we present your completed drawings. Should you require any minor modifications at this stage we will of course undertake these within the price quoted so that you are happy with what you will be submitting to the council. Please note that our quoted fees are not dependant on consent being granted as planning approval from the council cannot unfortunately be guaranteed. We will of course always advise you at the initial consultation stage if we feel you do not have a good chance of obtaining consent, as it is as much in our interest as yours that any application is successful.
3. Building regulation and structural calculation fees are invoiced for payment upon completion of all drawing works necessary to submit your Building Regulation application to Building Control.
   We are pleased to say that Building Control approval is something we can guarantee!
4. All local authority charges/application fees are payable by the client.
5. Our fees are inclusive of any reasonable expenses incurred including purchase of Ordnance Survey site plans and all plan copies required for applications. We will also supply you with a copy of all drawings. Subsequent copies if required are charged at cost.
6. We respectfully request that all invoices are settled within 7 days of the date of issue and prior to the application being deposited with the local authority.
